Time is Money in Real Estate

Most investors don’t realize how much time impacts their profits. Delays cost money—sometimes thousands per month. Let’s look at a common example:

  • You plan to finish a project in three months but it takes six months.
  • Each month costs 6–7% of your expected profits.

A good rule of thumb: Your money bucket should have at least 20% of your purchase and rehab costs. Ideally, aim for 40% or more.
